Five steps. You will always know which one you are in.

    Consultation and pre-approval

    We talk through budget, timing and what matters to you, sign a buyer agreement, and connect you with lenders if you need one.

  2. Step 2

    Search and tour

    A saved search sends you new listings the day they appear. We tour together and tell you what we see.

  3. Step 3

    Offer and negotiation

    We look at recent sales, decide on price and terms, and negotiate the contract, including the due diligence fee.

  4. Step 4

    Inspections and due diligence

    Inspection, appraisal, survey and title work happen inside the due diligence period. We track every deadline.

  5. Step 5

    Closing and move-in

    A final walk-through, signing at the closing office, and the keys are yours.

Common questions from home buyers

It is not required to look, but we recommend it before you tour seriously. A pre-approval tells you your real budget and makes your offer credible to a seller.

Plan for the due diligence fee, the earnest money deposit, inspections and an appraisal before closing, then your down payment and closing costs at closing. We give you an estimate for each before you make an offer.

Once a contract is signed, closing is typically 30 to 45 days away. The search before that takes as long as it takes: some buyers find a home in a weekend and others look for months.
